Zoning Districts

Each parcel is of land on Hilton Head Island is located in a zoning district. These zoning districts determine the allowable uses for the property.

The two easiest ways to find out what uses are allowed on your property are to review the Town's Land Management Ordinance or contact the Planning Information Center at 843-341-4681.

To use the Land Management Ordinance on the website, go to the zoning map and locate your property. , indicated by a specific color. For example, if you look on the zoning map and your property is bright red, you are in the Commercial Center or CC zoning district. There is a corresponding legend attached to the zoning map.

Once you have determined what zone you are in, look up the Use Table in the Land Management Ordinance. This table lists all of the uses that are allowed on Hilton Head Island. The specific uses, such as banks and restaurants, are listed on the left side of the table and the zoning districts are listed across the top of the table. Locate your zoning district and then look down that column to find out whether a particular use is allowed in that zoning district.

For example, if you wanted to place a bank on your property, which you have determined is in the CC zoning district, find CC at the top of the page and find restaurant on the left side of the page, the square at which these two intersect has a 'P' in it. This means that a bank is permitted by right in the CC zoning district.

Following is a list and explanation of the other items that may be found in the intersecting squares:

P - Uses Permitted By Right
PC - Uses Permitted Conditionally
SE - Use Allowed By Special Exception
A blank cell indicates that a use category is not allowed in the respective district.
