Short-Term Rental Ordinance

The Town has an ordinance regulating how short-term rentals operate on the Island. The ordinance applies to privately owned residential property used as vacation homes and short-term rentals for a rental period of fewer than 30 days.

New Additions to the Short-Term Rental Ordinance

In October 2025, Town Council voted to amend the proposed short-term rental ordinance. The following are new additions to the ordinance, which are in addition to the previous requirements:

  • New due date coincides with the business license of April 30th - Renewal Portal will open March 1st.
  • All properties of 3,600 sq ft or more must have a compliant fire suppression system or an approved (UL) fire safety monitoring system which provides siren throughout the home. Smoke detection must be in every bedroom, every floor, and in every room in the path of egress.
  • All properties with an external propane barbecue must have a (60) minute shut off valve.
  • If applicable, a combustible gas (propane) alarm to detect propane within the residence.
  • Bedrooms must meet building and safety codes and be primarily for sleeping rather than a living, dining or common space.
  • There is a maximum of six (6) vehicles allowed on driveway.
  • If applicable, owner must provide a letter from HOA stating that the property is permitted to be a short-term rental.
  • Owner must ensure that the short-term permit number (account number) is listed on any and all current advertisements for rental.
  • Short-term permit application must be in someone's name and not an entity such as a LLC.
