Steps to Operate a Short-Term Rental Property within the Town

Step 1. Obtain an Annual Town of Hilton Head Island Business License

Per Act 176, passed by the SC Legislature, every owner must obtain an annual Town of Hilton Head Business License.

  • If you are an LLC or corporation be sure to include the required documents listed on page (3)of the application.

Step 2. Collect and Remit Accommodations Taxes

You will be required to collect a total of 11 percent in Accommodation Taxes from your guests. Eight percent of the tax goes to the state of SC and three percent of the tax comes directly to the Town of Hilton Head Island.

Determine if you need to submit the tax:

  1. If you rent on your own or with a non-licensed property management company such as Airbnb, you are required to collect and remit the three percent Local Accommodation Tax. The Town will set up your account when you apply for your business license.
  2. For those that rent solely on their own and never list with a state licensed property management company, you must also obtain the SC Retail Number from the SC Department. of Revenue.
  3. If you use a state licensed property management company, you will need to verify if the company is collecting and remitting the accommodations taxes on your behalf.

Step 3. Obtain an Annual Town of Hilton Head Island Short-Term Rental Permit

You will receive your short-term rental permit registration letter by mail from the Town of Hilton Head Island/ LodgeRev.

Site Plan Requirements

Single-family dwellings only, must include a site plan showing the parking and trash storage with their short-term rental permit application.
