Did you know that if you own and rent residential property within the town, you are required to obtain a business license?

  • This applies to both short term and long term rentals.

In addition, anyone renting residential property to the same person for less than 90 days is required to collect and remit state and local rental taxes.

Business Entity

  • Copy of Articles of Organization, Articles of Incorporation or Partnership Agreement are required.
    • Not required for Sole Proprietorship.
  • Current list of members, officers or managing partners are required.
    • Not required for Sole Proprietorship.
  • Registration with SC Secretary of State.
    • Out of state business entities will need to obtain a Certificate of Authorization from SC Secretary of State as a Foreign Entity to operate in SC.
    • Not required for Sole Proprietorship.

Property Rental Business License Application

  • Application must be signed by owner, officer or principal managing partner.
  • Application made in person must be presented by an owner, officer or principal managing partner.
    • Otherwise, written authorization for an agent to act on owner's behalf is required.
    • Sole Proprietorships are not permitted to authorize an agent to act on owner's behalf.
    • Valid picture ID required.
  • Mail your completed business license application with $10 non-refundable application fee to:

      You may fax your complete business license application to 843-341-4637.
      We will collect your $10 non-refundable application fee after we process your application.

Residential short term rentals require you to collect 11 percent state and local rental taxes

  • This is for anyone renting residential property to the same person for less than 90 days.
  • You may choose to collect and remit the taxes yourself or have a SC Licensed Property Manager collect and remit the rental taxes for you.
  • The state and local taxes are collected on gross rental income.
    State and Local Rental Taxes include:
    • 5 percent state sales tax
    • 2 percent state accommodations tax
    • 2 percent town beach preservation fee
    • 1 percent town accommodation tax
    • 1 percent Beaufort County Green Space Tax
